Here's my shallow psychological analysis:
You may have selected this man as the object of your fantasy because he is doubly inaccessible and therefore "safe". He's a priest and he's disabled, so you know you would never act out your thoughts with him. If he were handsome, athletic and available, you might be tempted, and that could be scary to you.
If you dwell on your fantasy with this man too much, then you do have a problem. As far as it being a sin, Lionheart and others have given you good advice.
